<p>I oppose changing the zoning of the area northwest of Bundy and Olympic to allow for the construction of “Bundy Village” at this time.  Traffic in the area is already gridlocked, and this project adds too many additional car trips to this extremely congested area.  Until and unless the developer can demonstrate that all of the adverse traffic impacts can be significantly mitigated through infrastructure improvements or by downsizing the project, I will continue to oppose Bundy Village.</p>

			<content:encoded><![CDATA[<p><strong>Bundy Village and Medical Park is a massive new development project that is proposed for the northwest corner of Bundy and Olympic.  <em>This development will add over 20,000 new car trips per day to this already gridlocked intersection. </em> Community groups, residents, businesses, and workers across the Westside are contacting Councilman Bill Rosendahl and the Los Angeles Department of City Planning to voice their opposition to the project as currently proposed, and to request that the project be downsized to a level at which the traffic impact can be mitigated.</strong><strong> </strong></p>

<p>Bundy Village facts:</p>
<ul>
<li><strong>6 Buildings</strong> are proposed for northwest of Bundy and Olympic:
<ul>
<li>Bundy between Missouri and La Grange
<ul>
<li>3 mixed use buildings with ~120,000 sq ft of retail (including a Whole Foods-type market on Bundy) and 385 residential units.</li>
</ul>

<li>Olympic at Centinela
<ul>
<li>2 medical buildings and 1 nine story parking garage</li>
<li>385,000 square feet</li>
</ul>
</li>
</ul>
<ul>
<li>If an average residence is 1,300 square feet, this project is <strong>over 1 million square feet</strong>.</li>
</ul>
<ul>
<li>The developer’s traffic estimates state that this would add <strong>an additional 20,073 net new car trips per day</strong> to Bundy and Olympic.
<ul>
<li>Several groups have posted public comments that the methodology used to calculate this number of trips was severely flawed, and that the traffic impact from this project is understated:
<ul>
<li><strong>Traffic statistics used in the study were estimates based on the U.S. averages, not actual numbers for intersections in the area</strong>.</li>
<li>Study assumes that intersections can handle 75% more traffic than their capacity allows, and ignores that when intersections overflow the overflow goes to nearby intersections.</li>
<li>Study assumes that only 1 person in 20 over the age of 62 who live in the project drive during peak hours.</li>
<li>Study only shows how cars get to the I-10 freeway, not that the freeway can accommodate cars once they get there.</li>
</ul>

</ul>
<ul>
<li><strong>Less than 1% of the project area is reserved for “Moderate Income Senior Housing”. (<span style="text-decoration: underline;">not</span> Low Income Senior Housing.)</strong>
<ul>
<li>An additional 146 units are “Market Rate Senior Housing”, or another 2% of the total project space.</li>
<li>This means that less than 3% of the total project area is for Senior Housing.</li>
</ul>
</li>
</ul>
<ul>
<li>The Community section of the developer’s website (www.bundyvillage.info) says</li>
</ul>
<p><em>“Nearly 40% of the project site will be dedicated to open and green space, providing residents, workers, patients and neighbors with a lush and serene space to enjoy the outdoors”</em></p>
<p><em> </em></p>
<p><strong>Most of this “open space” is on the rooftops of buildings which are between 6 and 12 stories high.</strong></p>
<p>The developer has scheduled a hearing with the Los Angeles Department of City Planning on February 11, 2010 to request many approvals that are needed for this project.  Please voice your opposition to this project by clicking on the “Act Now” button below.”</p>
